When remodeling — opening walls, adding rooms, or building ADUs — any interruption of the load path requires engineering: typically a beam (header) to span the opening and new posts or columns to carry the load down to the foundation.

Types of Structural Loads

  • Dead load: The permanent weight of the building itself — framing, drywall, roofing, flooring. In California, standard dead load is 15-25 lbs per sq ft for floors and 15-20 lbs per sq ft for roofs
  • Live load: Temporary loads from people, furniture, snow. California requires residential floors to support 40 lbs per sq ft live load; decks and balconies typically 60 lbs per sq ft
  • Seismic (lateral) load: Horizontal forces from earthquakes. Bay Area homes in Seismic Design Category D or E require shear walls (plywood-sheathed walls) to resist lateral movement. This is the most critical load consideration for San Jose remodels
  • Wind load: Horizontal forces from wind pressure. Less critical than seismic in San Jose but required in engineering calculations

How Load Path Affects Common Remodeling Projects

  • Removing a wall (kitchen open concept): Before any wall is removed, a structural engineer must determine if it carries load from above. If the wall is load-bearing, a beam must be engineered to carry that load across the opening, and the beam’s ends must have posts or columns carrying load to the foundation
  • Room addition: The new addition must connect to the existing home’s load path so loads from the new roof and walls flow properly to the foundation. The connection at the existing structure is the most critical engineering detail
  • ADU above garage: A second-story ADU above a garage requires the garage walls to be engineered to carry both gravity loads (ADU weight) and lateral loads (seismic forces from two stories)
  • Removing a ridge beam or rafter: Roof openings for skylights or solar must be designed to redirect load around the opening — missing this creates long-term sagging and potentially catastrophic failure
