Full home renovation · San Jose & the Bay Area
A full renovation touches most of the house at once: kitchen, bathrooms, layout, systems and finishes. That scale is what makes sequencing, permits and a realistic budget matter more than on a single-room remodel.
Industry Resources & Standards:
A full home renovation is a coordinated remodel of most of the house, not a single room. It can include the kitchen, bathrooms, flooring, wall layout, electrical, plumbing and windows, often at the same time so the work does not have to be redone later.
Because it touches structure and systems together, it needs a clear scope, a permit set that matches what is actually being done, and a sequence that does demolition and rough-in before finishes.
Any one of these can justify a single-room remodel. Several together is usually the point where renovating the whole house at once saves money and disruption over time.
Kitchen, bathrooms and living spaces that are all dated or worn is a sign the whole house is due, not just one room.
Next step: Scope the whole house before committing to a room-by-room plan.
Old wiring, a small electrical panel or aging pipes behind multiple walls are easier to replace during a full renovation than room by room.
Next step: Have an electrician and plumber assess capacity and condition before finishes are chosen.
Closed-off kitchens, small bathrooms or awkward room flow often need wall changes, not just new surfaces.
Next step: Identify which walls are load-bearing before planning any layout change.
A full renovation is disruptive, which is why it makes sense when you plan to stay and want the work done once, correctly.
Next step: Weigh a full renovation against a phased approach if your timeline or budget is tight.
Dated systems and finishes throughout a house show up in inspections and appraisals.
Next step: Prioritize systems (roof, electrical, plumbing) before cosmetic upgrades if resale is the goal.
Cracked framing, water stains or settling found in one area often means the whole house should be checked.
Next step: Have the structure inspected before any renovation plan is finalized.
| Scope | Full renovation fits when | Room-by-room fits when |
|---|---|---|
| Budget | You can fund the whole project, including systems, up front | Budget only covers one room at a time |
| Electrical and plumbing | Wiring or pipes behind multiple rooms need replacing | Systems in the untouched rooms are sound |
| Layout changes | Walls move between rooms, affecting the whole floor plan | Changes are contained to a single room |
| Living arrangements | You can relocate or live with a longer disruption | You need most of the house usable at all times |
| Timeline | You want the work done once, not repeated over years | Work can be spread out over separate projects |
| Permits | One coordinated permit set covers structural, electrical, plumbing and mechanical work | A single-trade permit covers the one room |
Many projects land in between: for example, a full renovation of the main living areas with bedrooms left for later. A written scope should say exactly what is included now and what is deferred.
Walk the whole house, check structure, electrical, plumbing and roofing, and define what is included in this phase versus deferred.
Prepare drawings for layout, structural and systems changes, and submit the permit application before demolition starts.
Remove finishes and non-load-bearing walls as scoped, then make any structural framing changes.
Run new electrical, plumbing and mechanical work while walls and ceilings are open, ahead of inspection and insulation.
Install drywall, flooring, cabinets, fixtures and paint, sequenced so wet trades finish before finish carpentry.
Pass final inspections, complete a punch list, and review the finished house with you.
The City of San Jose requires a building permit for most residential construction, including structural changes, electrical work, plumbing work and mechanical work; purely cosmetic work such as painting, flooring or cabinet replacement that does not touch structure or systems is typically exempt. A full renovation usually includes several of these categories, so it is normally covered by one coordinated permit set rather than a single permit. Source: City of San Jose, When Is a Building Permit Required? (checked 2026-10-16). Other Bay Area cities set their own rules, and requirements change, so confirm the permit scope for your address before work begins.
Why it matters: renovating structure and systems without the matching permits and inspections can create problems at resale and with insurance, even if the work itself is done well.
Scope is the biggest driver: how many rooms, whether layout and structure change, and how much of the electrical, plumbing and mechanical systems are being replaced. Finish level (cabinets, counters, flooring, fixtures) and site conditions such as the age of the house and what is found once walls are open also affect the total. We give a written estimate after walking the whole house, not a per-square-foot guess.
It varies by project, but commonly includes the kitchen, bathrooms, flooring, wall layout, electrical, plumbing, windows and paint. A written scope should list exactly what is included for your project and what is not.
It depends on the size of the house and the scope of structural and systems work. A written schedule from your contractor, based on the specific scope, is more useful than a general estimate.
Often yes, especially once plumbing, electrical or kitchen work makes parts of the house unusable. We will tell you up front which phases typically require you to be elsewhere.
Usually yes. Structural, electrical, plumbing and mechanical changes each require a permit in San Jose; purely cosmetic work does not. Most full renovations include several of these categories. Confirm the exact scope with your city before work starts.
Yes. Many homeowners renovate the main living areas first and defer bedrooms or a second bathroom. A phased plan should still identify shared systems work, like electrical panel capacity, up front.
It depends on the scope, finish level and what is found once walls are open. We give a written estimate after inspecting the whole house. Call (650) 749-7436 to schedule one.
