Balcony builders · San Jose & the Bay Area
A balcony is a structure, a waterproofing membrane and a railing working together. We build and rebuild all three — framing that carries the load, a membrane that keeps water out of the house below, and glass, cable or metal railing that meets code — rather than treating a balcony as a deck with a view.
Industry Resources & Standards:
A new balcony needs structural framing engineered for the load, a waterproofing membrane over that framing, and a railing that meets guard height and opening rules. A rebuild usually starts because the membrane or structure underneath has failed, not because the railing looks dated.
If only the railing is being changed and the deck surface and structure underneath are sound, that is a smaller project than a full rebuild — but the inspection has to confirm the structure is sound first.
Check after the first heavy rain of the season, and any time the railing feels loose.
A stain on a ceiling, soffit or wall under the balcony means water has already gotten past the membrane and into the structure.
Next step: Treat this as an active leak and have the structure inspected, not just the surface.
Decking that flexes or feels soft usually means the framing or sheathing underneath is wet and decaying.
Next step: Stop regular use of that area until the framing is checked.
A railing has to resist real lateral load. Posts that move, or fasteners that have rusted through, are a fall hazard.
Next step: Treat a loose railing as unsafe until it is re-secured or replaced.
A worn or cracked topcoat lets water reach the membrane seams faster, especially at the edges and at the door threshold.
Next step: Recoat or re-membrane before the leak reaches the framing.
The connection to the house carries much of the balcony's load, and it is also where water most often gets behind the waterproofing.
Next step: Have the ledger connection and flashing inspected, not just patched from the top.
Older balconies were sometimes built before current guard height and opening-size rules, or a railing has been modified since.
Next step: Have the railing measured against current code before assuming it is compliant.
| Railing type | Strengths | Trade-offs |
|---|---|---|
| Glass (framed or frameless) | Unobstructed view, modern look, does not block light | Needs regular cleaning; frameless systems need precise structural attachment |
| Cable | Thin horizontal lines preserve the view, low-profile posts | Cables need periodic re-tensioning; spacing must meet code to prevent climbing/falls |
| Metal (wood or composite posts) | Durable, wide range of styles, often the most economical | Posts and pickets need corrosion-resistant hardware to hold up outdoors |
The right choice depends on the view you want to keep, maintenance tolerance and budget — every option we install is set to meet current guard height and opening-size rules for your jurisdiction.
Check the framing, the ledger connection to the house, the existing membrane (if any), footings or support posts, and the railing for load, rot and corrosion.
Decide whether the project is new construction, a structural rebuild, a re-membrane, or a railing replacement, and confirm with the city whether it needs a building permit.
Frame or repair the structure so it carries the design load, with proper flashing where it ties into the house.
Apply a continuous membrane over the structure, detailed at the door threshold, drains and edges so water cannot get behind it.
Install glass, cable or metal railing sized and spaced to meet current guard height and opening rules.
Review the finished balcony with you, including what to watch for and when to have the membrane rechecked.
Balconies are elevated structures attached to the house, and the City of San Jose applies permit rules to attached elevated platforms similar to how it treats decks: a permit is generally required when the structure is attached to a dwelling, raised above a certain height, or serves a required exit door. Source: City of San Jose, Decks (checked 2026-10-21); the City applies related rules to other attached elevated platforms. Other Bay Area cities set their own rules, and requirements change, so confirm with your city's building department for your specific address and design before work begins.
Why it matters: a balcony rebuild that changes the structure, the railing, or the waterproofing is more likely to need a permit and inspection than cosmetic work — confirm before starting.
Often yes, especially if the structure, railing or waterproofing is being changed. Confirm the requirement for your address and design with your city's building department before work begins.
Water stains below it, spongy or bouncy decking, a loose or rusted railing, or gaps where it meets the house are the main warning signs. Stop regular use and have it inspected if you see any of these.
Sometimes, if the structure and waterproofing underneath are sound. The inspection has to confirm that first — a new railing on a failing structure does not fix the underlying problem.
Glass and cable preserve the view with a more modern look and need regular cleaning or re-tensioning; metal railing is durable and often more economical. All three can be built to meet current guard height and opening rules.
A balcony is built over occupied space below it. Without a continuous membrane, water gets into the framing and the ceiling or walls underneath, the same way it does on a roof deck.
It depends on the structure, waterproofing scope and railing material. We give a written estimate after inspecting the existing structure or reviewing the new design. Call (650) 749-7436 to schedule one.
