Contractor Red Flags Every Bay Area Homeowner Should Know (2025 Guide)

Categories:
Table of Contents

The top 10 red flags when hiring a Bay Area contractor are: (1) No CSLB license or refusing to show it; (2) Demanding more than 10% down or $1,000 upfront (whichever is less) — illegal in California; (3) No written contract; (4) Quote significantly below all other bids; (5) Pressure to sign immediately; (6) Cash-only payment requirement; (7) Using a PO Box as business address; (8) No workers’ compensation insurance; (9) Unable to provide references from the past 12 months; (10) Asking you to pull the permit yourself. Any one of these warrants walking away.

How to Verify a Contractor’s CSLB License

How do I verify a contractor’s license in California? Go to cslb.ca.gov and click “License Check.” Enter the contractor’s name or license number. You’ll see: license status (Active/Expired/Suspended), license classifications, bond status, and any disciplinary actions. An “Active” status with a valid bond and workers’ comp means the contractor is legally authorized to work. Always verify BEFORE signing any contract — never after. Quartz Construction’s license is CSLB #1003436, verified Active since 2014.

Common Bay Area Contractor Scams to Avoid

Storm chasers after the rainy season: After Bay Area storms, unlicensed contractors knock on doors claiming your roof needs emergency repair. They use your own ladder to show you “damage,” collect a large deposit, and disappear. Always get 3 quotes from licensed contractors for storm damage.

Leftover material scam: “We just finished a job nearby and have extra concrete/asphalt.” These contractors use inferior materials at inflated prices. Legitimate contractors don’t sell leftover materials door-to-door.

Change order trap: An unusually low bid gets the contract, then change orders inflate the price 30-50% above what comparable bids would have been. Red flag: a vague scope in the original contract. Protect yourself by requiring a detailed line-item bid.

What a Good Contractor Contract Must Include

What must be included in a contractor contract in California? Per Business & Professions Code §7159, a valid contract must include: contractor’s name, address, CSLB license number; start and completion dates; description of work and materials; payment schedule tied to project milestones (NOT calendar dates); change order process in writing; lien release waiver process; mechanic’s lien warning notice; 3-day right to cancel notice. Missing ANY of these is a violation — and may allow you to cancel the contract and recover payments.

Quartz Construction provides a full California-compliant contract on every project. Before signing any contract with any contractor, have it reviewed. Call (408) 555-1234 or visit our contact page for a free second opinion on any bid or contract you’ve received. CSLB #1003436 | $2M liability | Full workers’ compensation.
